Basements are typically built with cement materials, such as cast-in-place concrete, block and brick with a concrete slab floor. Unfortunately, these materials can become porous and tend to crack over time.
Basements are also always situated in the ground. In many locations, water can sometimes be found in the ground, as well. Basements are not intended, designed or built to be boats. So, it is only natural for the water in the ground to find its way into the basement and create leaks or other issues that cause a flooded basement. That’s where basement waterproofing comes in handy.
The Importance of Basement Waterproofing
Water penetrates through cracks in the foundation walls and floors. Since the basement is not created with a monolithic pour, water also comes in at the location where the walls and floors meet. The separate pours create a cold joint, which is similar to a crack. Water may also leak at penetrations where a lally column passes through the floor or where conduits and pipes enter the walls. A waterproof condition rarely exists where dissimilar materials meet. Water will flow into basements if the top of the foundation wall is below the adjacent grade and basement window sills when the wells have flooded. Lastly, water could pass through the walls and floors via capillary action.
In the old days, flooding didn’t seem to pose as much of a risk, since basements tended to be unfinished and used mostly for utilities. However, as people wanted to expand their living space into basements, this became unacceptable. Finishing basements with wood framing and wall board became common. Fabric couches and particle board furnishings were also introduced. When these organic materials became wet, mold had a tendency to proliferate. This created a health hazard for the inhabitants of the house because the stack effect spread mold spores throughout entire home.
